EXCLUSIVE - SOUTH OF AIX-EN-PROVENCE - CLOSE TO IBS - CHARACTER MAS 350 SQ M - 4 BEDROOMS - GROUNDS 4,188 SQ M - SWIMMING POOL

Exclusive to BARNES Provence.

Some fifteen minutes south of Aix-en-Provence, on the outskirts of the village of Cabriès, this mas of approximately 350 sq m was built in 2015 in the spirit of the Provençal houses of old. It thus combines the charm of traditional architecture with the comfort of a recent build.

The house sits at the heart of wooded, fully enclosed grounds of 4,188 sq m, where a swimming pool extends the outdoor spaces in an unspoilt green setting.

The entrance hall, with a cloakroom and guest WC, leads naturally to all the living and service areas. The ground floor is arranged around two reception rooms, each with a fireplace and opening widely onto the south-facing terrace. A study-library provides a quiet space for work or reading. The large separate kitchen, fully fitted, is complemented by a scullery that is practical for everyday life and for entertaining alike. A further living room, warmed by its own fireplace, opens onto the surrounding countryside and lends itself equally well to summer evenings and winter nights by the fire.

Upstairs, four generously sized bedrooms enjoy high ceilings that enhance the sense of space and light. They share a bathroom and a shower room, and include a principal suite with a very spacious walk-in wardrobe.

Service areas and outbuildings harmoniously complete the property: utility room, pantry, cellars in the basement, garden sheds and a kitchen garden, all of which make daily life easier and invite you to enjoy the garden throughout the seasons.

This charming mas offers the pleasures of country living in a peaceful setting, without forgoing the proximity of the city. The centre of Aix-en-Provence, Aix-en-Provence TGV station, Marseille Provence Airport and the International Bilingual School of Provence (IBS) are all within a few minutes' reach, making it an ideal address for a family wishing to settle in Provence for the long term, or for an international clientele seeking a pied-à-terre in the Pays d'Aix.

A rare property in this sought-after area, not to be missed.
